A SAP calculation, Standard Assessment Procedure, is a process enforced by the Government on all new build properties to ensure that they meet the minimum energy efficiency ratings as set out within Part L1a of UK Building Regulations.
There are a multiple factors that form part of a SAP calculation - they all contribute toward identifying the annual energy costs and C02 emissions for the building.
The building will be given a score between 1-100, with 100 being the most energy efficient. The better the score, the higher the rating will be on the EPC (Energy Performance Certificate), with ratings given from A-G.
Every building is different - design, layout, size, and orientation - meaning each building will have a unique target score to meet regulatory standards.
The primary areas covered within a SAP calculation are:
The thermal efficiency of walls, floors, and roofs
Openings such as glazing and doors
Ventilation and air permeability
Boilers and heating systems (inc. water heating)
Lighting
Renewable energy
When developing a property, it's hugely important to get things right in order to kept costs to a minimum and to ensure compliance it achieved - therefore SAP calculations are undertaken at the design stage of development to ensure the building complies with regulations.
If an 'at-design' stage calculation has not previously been completed, and construction has already commenced, a SAP calculation can still be completed but would need to be completed with an 'as-built' specification.
Once construction has been completed, the SAP calculations will need be reviewed in full and updated with any specification changes. Then an EPC can be lodged and produced.
